We have rented a house for three years now and love it here (Toronto). However, we’d like to start looking to purchase a home in the next few months (realizing it’ll probably take a pretty long time). Our lease is July-July and in May/June our landlord usually emails me to ask if we’d like to stay another year and we lock in the rate. Thankfully they’ve never raised it and they are very chill, yet responsive landlords. We don’t bother them unless it’s an emergency and have never paid late, and they leave us alone. It’s a great arrangement.
My question is, is this considered a lease renewal if we tell him yes to another year but end up moving out early if we find a home? I want to do what’s legal but also do right by them because they’re good people. I considered telling them we’re looking for a home but wasn’t sure if that could backfire on me in some way.

Pretty much depressed on a daily basis… having to do nearly ALL the housework on my own as well…
Living with my boyfriends family was the worst decision I made. I have no family so it’s not like I can go back to anyone. No friends in this state. It’s awful I get 0 privacy even when I go to take a piss and am constantly being gossiped about for the past couple of days. I’ve tried helping out even more than I already do and I am getting chest pain and anxiety for the past couple days. I am planning on purchasing my moms car ($1000) and learning to drive again so I can live on my own. I feel like no matter how much my boyfriend has tried to stand up for me he’s just given up and ignores it until it becomes more of a problem. Did I mention his mom hates me? She says one thing behind my back and another to my face. Overall, I plan to have him teach me to drive so I can leave and move to a shared space cause I legit have no one else. I plan to see a therapist as well. He cleans maybe one room if he’s not too busy on his computer and I clean two. I don’t really care I feel like my kindness is being taken advantage of (even if they do nice things for me the fact still remains his mom said she didn’t care if I killed myself at one point and continues to be rude to me despite the fact that I am trying to do more and not be rude back like I did one time out of all the times she’s emotionally abused me). She has rooted through the bathroom trash can and taken out a pregnancy test I took. Listens in on me weighing myself and comments on it when I have an ED. (I literally just want privacy). Ive had to check to make sure they didn’t put any hidden cameras in there. It’s like okay I live in her house but damn even my own mom never did that shit to me. I’ve offered rent money too at one point ($100 a month). A free place to stay is not worth me being depressed because then I end up spending the money on therapy and medication anyways. I’m going to end up in debt soon anyways so it’s what it is. I’m genuinely considering suicide if I can’t get out soon it feels like my only option to end the abuse once and for all.

Any recourse at all would be great.

True, AIS, etc all seem to only offer 12 months minimum contracts for fibre internet, no matter the speed. There are monthly VDSL contracts available for condominiums (although at rather slow speeds), but I couldn't find anything of the sort for a rented house.
I wouldn't mind getting a 12 months contract (and just use 6 months of it), but I won't be staying at a place for longer than 3 months.
Any experience with this or information on how to acquire fibre internet for the time? Sure the unlimited mobile could be used for tethering, but that isn't optimal.

the title pretty much explains everything but to get into more detail when my bf & i met he had a job as a mechanic which paid pretty well but a few months ago he lost it due to new management at his location, well anyways i figured since i’ve been making good money lately that i would cover the rent until he gets a job so whatever he has in savings doesn’t completely deplete (we have lived together for about 8 months prior to this which he paid all the rent & bills / expenses all but the last month or two i was buying groceries) so i really didn’t see it as a very big deal but he has put minimal effort into looking for a new job & usually claims wherever he’s trying to apply at “just isn’t hiring” it’s starting to get old especially i wasn’t expecting to be paying the bills for this many months while he sits around watching tv or playing games on the computer meanwhile i’m 19 and running a business.. 😅. idk how to go about this and could really use some advice. my boyfriend didn’t seem like the type of guy to sit around all the time while his woman takes care of the bills. he had a great work ethic and would still help around the house. i’ve tried talking to him about his mental health & how it’s been affected recently and if that’s maybe why he’s been lazy. aside from that he wasn’t “broke” when he lost his job. he was spending lots of money on vapes and other green things which i’m not gonna name bc idk how touchy this sub is about that lol. he said to me the other day that he wants to wait until he gets a job to get me my birthday present this year as he doesn’t wanna “half ass me” and buy me something cheap when he could buy me something better… what upsets me is he knows i’m not a materialistic person honestly when it comes to gifting i care more about the thought behind it and the appreciation rather than quality or value. plus he knows when my birthday is, it’s super shitty knowing i’ve been busting my ass to make sure he feels valid and appreciated yet he can’t even take my feelings into consideration for my birthday. should i warn him to get his life together or else i’ll be leaving?
TDLR: boyfriend has been out of work for months and puts minimal effort into looking for work while i’ve been paying the bills & doesn’t want to get me anything for my birthday.

I am going on this trip with my wife in mid October. I've out together an itinerary and was hoping someone with experience could give their view on it and whether I have planned too much. Also, whether anything I've included is actually not worth the hassle or similar to something else.
About us... Mid 30s. I am not a fan of crowds (they bring my heart rate up) and am aware that many of the places on the itinerary are crowded but my wife really wants to go to Japan so here we are. My favourite holiday activities are things like kayaking and nature walking (moderate hikes are fine with us) - I love nature and beautiful scenary. To be honest, I've struggled to incorporate these things into the itinerary so if there's any suggestions people may have for activities close to where we are going I'd love to here them. I saw you could kayak in Okutama but all I could find is group things and we really don't like group activites.
I have one request for food suggestions which is a fancy dinner local to The Gate Hotel in Ginza on Day 13 (But not so fancy that jeans/smart shoes are needed as we won't have those).
Neither of us are into anime but the wife likes pokemon.
We are flying from the UK. Flight departs at 7.20pm so we expect to sleep on the plane.
Day 1 - Monday 16th October - Tokyo - Hotel Metropolitan Tokyo Marunouchi
Land at 5.15pm. Check in at hotel and go to Asakusa / Senso-ji / Sumida Park
Day 2 - Tuesday 17th October - Tokyo - Hotel Metropolitan Tokyo Marunouchi
Teamlabs 9am. Pokemon Cade midday. Shibuya Sky 4.30pm. Shinjuku in evening (getting all the reservation places done in one day)

If the weather is nice, we will do the Hakone Round Course recommended by Japan Guide, ending with using the onsen at Yuryo.

Have a lay in due to early rise yesterday. Either rent a bike and roll around or spend the day at Kibune (any suggested bike routes for a Saturday?). Another alternative is a river boat but I've struggled to find ones other than the rapid one near Arashiyama which we don't want to do. In the evening, go to Koda-ji.
Day 7 - Sunday 22nd October - Kyoto/Osaka - Swissotel or Fraser Residence
Fushimi Inari at 6.30am. Checkin 3pm, travelling via Kyo-train Garaku if we can. In Osaka - Shinsekai in the afternoon and go to Dotombori in evening.
Day 8 - Monday 23rd October - Osaka - Swissotel or Fraser Residence
Minoh Park (is this too similar to Kibune?) 10am to 1pm. Then Sumiyoshi Taisha and Dotombori in evening.

This is technically the final day as we will be checking out at 11pm to travel to the airport for a flight that leaves at 2.45am on Day 15. Plan is Harajuku and Yoyogi Park during the day.
The only bits I have listed on my spreadsheet that I've not included in the above are going to Hamarikyu Gardens and going to the tea house and getting a ferry, plus seeing Rainbow Bridge. I've struggled to fit these in.

I (28F) am planning to leave my current job next year and going abroad for a year to get some more experience. I was born in Spain and I lived here my whole life, but as a tourism degree graduated, I always looked forward to live abroad a never did it. I am thinking about getting into a J-1 program or getting the whv for New Zealand, but I would like to know more about housing situation experience of people who have been living in both countries.
J-1 visa seems easier for me because I expect to do it through an agency. They are in charge of the whole process, even finding me the right job, and later even they help to rent a room (which is the part that worries me the most). I have a mind in Washington DC (I would be doing 17-21$ hours) or Dallas (15-16$), but I would be paying 250$ monthly to the agency. Do you that these are enough to live comfortably in both cities?
New Zealand… is more personal. I have been loving that country for years, but I heard that the housing part is fairly difficult. And I have to look for the job by my own and everything. Apart for the adventure, I don’t plan to get a van and camp as backpackers do, I expect to settle down in Auckland. WHV for Spain has been changed this year and now I can work for the same company for the whole year. I have three years of experience as a receptionist, I got my tourism degree and I am currently studying A master in mice tourism and communication. Do you think my background is enough to get a good job for the whole year of WHV? If a ike it (which I will probably do so), I plan to get the sponsorship and move to nz indefinitely.

A couple of years ago my parents gave me some money to put towards a deposit to buy a home. The money came from inheritance they received from an uncle who had past. Unknown to me at the time, a couple of years prior to this, my parents got themselves into some financial trouble and sold their house to my sister so they could use the cash from the house to pay off the debt. My sister technically own their home and my parents continue to live in the home and pay the mortgage. The agreement at the time was my sister would own the house ( and receive it one day) but until then my parents would pay her mortgage as rent. Recently my sister has got into a relationship with someone who my parents don’t like and a rift between them has been caused. Now my parents want to buy back the home to cut the tie with my sister and her new partner and have asked me to sell my home so they can do this and therefore asked me to give back the money they gifted me years ago and I don’t know what to do. If I had known they had got themselves into debt I would never had taken the money in the first place but I don’t want to sell my home. I also have a baby on the way and I’m not in a financial position to pay back the money they gave me without selling my property.

He reminded me of my parents so much I took my stuff and left I got out of the lease on grounds of harassment I am currently writing this out of my friend Laura’s house. She said I could stay permanently at 3/4 the rent I was staying at before to make up for that. I asked him if her husband is okay with it and she said “if he wants you to find another home and won’t help you out he can leave I paid for this home and I say who can stay in it or not.”so I moved in and couldn’t be happier

Been living with my gf for nigh on 3 years. She has a 22yr and a 8yr old. 22yr old brings the little one to school ~3 times a week (on the way to her own school) because their mom works early morning shifts. I offered to in the past, but they prefer this arrangement.
She doesn't pay for anything house-related, no rent, utilities, food (although she occasionally buys and cooks herself food if she wants her own thing), etc. She doesn't do grocery shopping, we do that every week (big loads.) She'll happily use the washing machine, dryer and dishwasher, eat what we cook (but not wash any of those dishes, only when she makes herself something.) She has a part-time job and uses that money for the occasional trip with a friend, most of her own clothes buying and such stuff.
My opinion, which I voice every so often, is that she's welcome to stay here, but she could help out around the house. She's not a kid anymore, she's an adult now and she's capable of doing an occasional vacuum, do the extra dish here or there.
Personally, I think kids can start helping out a little sooner than that(12?14?), so they learn how to contribute, but that's neither here nor there.
Am I crazy?

Hi everyone.
I'm in the lucky position where I'll be recieving around £50k very soon and I'm not sure what my options are with what to do with it short term.
I want to put it towards a house in a couple of years so need to figure out what I should do in the meantime.
A bit about my current circumstances.
I earn £40k a year. I live with my long term partner who owns the flat we currently live in together. She has her own mortgage that she is currently paying off and I give her some money for rent/bills. In a couple of years she will be looking to sell this flat and we'll buy a house together.
I currently have about £1.5k on a credit card that doesn't incur any interest for 12 months and about £9k in an easy access saver.
I have about £2k in a stocks and shares LISA with moneybox and I put £25 per week into this. I don't qualify to use this for a house because I have owned one previously with an ex. I just wanted to experiment with S&S and maybe save a bit for retirement. I like to compartmentalize my money so putting stuff into different pots for different things helps me stay organised.
I also have a Vanguard S&S ISA with another £2k in that I add £100 to per month. 100% of these investments are in the FTSE Global All Cap Index Fund.
So, I'm thinking that because I'm hoping to buy a house in a year or 2 I should just stick all the money I'm getting in the highest rate instant access savings account I can find. Or maybe a 1 year bond if the rate is better. I know I'll pay some tax on the interest (which does annoy me) but I can't put it all in an ISA and don't think it's worth the hassle splitting it up in to an ISA and other savings account. Especially as I'm assuming I would then no longer be able to add to my current S&S ISAs?
Are there other options I've not considered?

Because we have dogs and he didnt want to pay rent anymore and wanted to just buy and pay the mortgage, we decided to stay with his mom. The house market has been pretty competitive, and we were having a hard time getting a house, so we we are staying longer than expected. At the beginning, my relationship with his mom was great, she was nice, we talked and all until I started school online again. I was more time in my room because I had to do homework and could not be outside all day talking to her like before, plus I started noticing she liked to talk bad about everyone. One day, my sister in law texts my husband saying his mom was talking bad about me with her and that she already knew how their mom was and that she felt bad for me. My husband told me and I started resenting her. When I dont like someone my face will show it. She started making passive aggressive comments and we recently came on vacation. I was in the hot tube with my brother in law's girlfriend drinking wine and she just opens the door and tells us sarcastically that we looked so great being there. I was super confused and just ignored her. I noticed she wont eat anything I make, or she will not seat near me. I am at a point where I ignore her, but I cant help making faces when she is around. Do you guys have any advice? I told my husband and he is practically saying, I know it sucks but thats the way she is please suck it up.

Hey everyone, throwaway here. This is a long one - there’s a tldr at the bottom.
When I was a child, my father inherited a property (small 3 bed) in Dublin from his brother. For the past 20 years, there has been a tenant in the property - one woman & her son who is now 20. I sadly lost my father 3 years ago after a short and painful illness. It’s been a very traumatic time, not least due to the fact that we also lost our mother to cancer when we were kids. I have siblings and between us we shared in nursing our father and caring for him during his illness. During this time, my father explained to me that he would be leaving the property in Dublin to me to do with whatever I feel fit. He died, and I inherited the property.
Fast forward to January this year. I decided that next year I would like to move into the property with my partner, renovate it, and settle down. We’re both 30 and renting, and with the housing crisis coupled with the cost of living hikes making life planning a difficult reality for any young couple living in Ireland, this opportunity is obviously a saving grace for us. So I respectfully and delicately approached the tenant and sat down with her to explain that I would be issuing her an eviction notice, that I would give her a year to vacate her home, and that I would support her in any way I can helping her find somewhere new to live. She was sad, but said that she understood and that my father had already prepared her for this eventuality. She submitted the eviction notice to the RTB and to HAP, and she is to move out next January.
The tenant is on the HAP scheme and she is waiting to be housed by Dublin City Council. She’s been on the waiting list for 14 years and since receiving her eviction notice she has been placed on a priority list. She has not looked after the property well, her son causes a lot of damage to the doors and walls and they don’t maintain the garden - letting it grow over with weeds and thorn bushes despite me having it properly landscaped and providing a lawnmower. I have checked in with her a couple of times since issuing the notice to see where she is at with her housing application and whether she has had any updates from the council on her position as a priority candidate to be housed. Both times she responded that she has had no updates but that she will be happy to move to any property that I move her to. I of course do not have any other properties. Until now, I have been renting my whole life. She seems to think that I am going to house her, despite me clarifying more than once that I am not in a position to do so. So it’s been a frustrating relationship for me to maintain, but I am patient and understand that her circumstances are not ideal.
Last week, the tenant texted to enquire about sourcing her a bed to put into the converted garage that is being used as private storage (the property is on a shared lease because dad had another tenant at one point). 5 more members of her family are moving to Ireland and she wants to accommodate them for the rest of her time at the property. I responded, declining the request, explaining to her that there is an eviction notice in place and I want to ensure that it’s followed through without any difficulty. I explained that 5 extra people in the house would render it overcrowded and therefore uninsured, and that her rent doesn’t cover this amount of people, so her HAP payments may be effected. This is where the trouble begins.
She has since become much more difficult and unpleasant to deal with. She has been rude about my parents, telling me that she wishes they were still around, as if to compare me to them. She got her son to call me to try convince me to fold, that it’s family and I should want to help family. He began insulting me over the phone, telling me I’m useless, that I’m being stubborn and selfish. I remain calm, citing the lease, the insurance and the eviction notice as my reasons for being unable to help her. She continues to harass me, won’t take no for an answer. She wrote a very long message yesterday “begging” me not to ruin her final memories in the home and imploring me to allow her to accommodate her 5 family members as they have nowhere else to go in Ireland and that they need a base as they wait to be homed. She says that she and her whole family will move out in January, that I don’t have to worry about that and that I should find it in my heart to allow her some happy final memories with her family in her home. But I’m worried that if she’s struggling to be housed while it’s just herself and her son, then it will be even more difficult to be housed as a group of 7. I think she shouldn’t move her family to Ireland at this time and that it’s irresponsible of her to put them in this position (I haven’t said that to her, I don’t think it’s my place to).
I am not an experienced landlord, nor had I ever intended on becoming a landlord. This whole situation has been extremely stressful for me as we wait patiently to start our life together in this house. I’ve heard some pretty bad stories about the struggles other landlords have endured in trying to successfully evict tenants, understandably. The RTB have been supportive and helpful in advising me how to handle this but this is new territory for me and it’s really tearing me apart to think that I might put this family at risk of homelessness. But I can’t risk not having a home to move into myself next year.
I’m not sharing this story to incite hate or prompt angry discussion against any demographic subgroups. I understand that as a country we benefit in many ways from having a diverse population and I don’t want to undermine that hard fact. I also understand that I am fortunate in many ways to have inherited a property during a housing crisis. TLDR: I inherited a house from my Dad 3 years ago. There is a long term tenant in the house with her son. I’ve issued an eviction notice of 12 months. She now wants to move 5 family members into the house as they have nowhere else to go. I’ve said no, she won’t take no for an answer.

This is going to be long, please bear with me.
I'm 20. I'm in a really wierd spot in my life and I hear it'd like that for everyone in their twenties or around this point in life. ⚠️ Also this contains some talk about drugs and abuse so be warned please ⚠️
I had a lot wierd situations I encountered growing up that I didn't know how to deal with. I've been told I did exceptionally well but I don't think I did. I know this sounds stupid but where I was going to school at the time, there weren't a lot of just plain Americans there. It was a catholic school with kids from all over the world: Vietnam, Ethiopia, Cambodia, Mexico, Argentina, you name it. All very rooted in their cultures. When I got to 3rd grade I was just screwed. Kids would hang out with exclusively people from their cultures and I was the only person there who didn't have that so I had literally nobody to play with or talk to. My family is also split between really anti catholic and religious and i was going to catholic school at the time so it was tense... My grades started slipping and my father, whom I was extremely close to, moved away for reasons I still can't quite figure out. My mother had this roommate at the time who would always have these strippers, drugs, and wierd sex stuff constantly in myproximity and it made me super uncomfortable.the same woman would tutor me because I struggled in school and she would scream in frustration that i didnt understand. She and her sisters would Call me stupid because i couldnt divide decimals and such. The place we were living in belinged to her family and they hated black people so they just hated us. I transferred to a school In a suburb north of my city and lived outside the attendance boundary so whenever people asked me where I lived I had to lie. A girl got expelled for living outside the attendance boundary I remember. I met great friends there but they could never come to my house and they never really could know much about me. And they were rich and I was really struggling with my mom so it was just hard to find activities we could do together without having to pay a whole bunch of money for it. I helped my mom at work a lot doing pop up shops selling clothes at festivals and doing community work in education speaking on panels and doing workshops with college students and professors (im about 9-12 atp). Anyway, fast foward to high school and it's just chaos. People constantly doing xans in class smoking in the bathrooms. I've been told I'm really smart and talented in many things, but I was kind of bad at socializing with people my age because I was so used to talking with adults. But this place had no value for that. The school sucked. Eventually I transferred to an amazing school that I absolutely loved, but I had to move in with my estranged father. It was hell. He was physically and psychologically more Abusive to me in that time than anything I could comprehend at that point. When the pandemic shut down my school, my dad made me drop out to help him pay bills. Eventually I ran away back to my mother because I had nowhere to go. I packed everything I could, and left. It was February and it was freezing. I wasn't sure I would make it. At this point in my life the person I'm closest to is my grandfather. My family believes he is schizophrenic but he instilled an appreciation for music and art that was very therapeutic to me at the time. So when I ran, I ran to him. Fast foward to when I turned 19 and i don't know exactly what happened but things got really REALLY bad. I got a job which was good, but I was missing a lot of skills people my age need to have. My mother ended up losing the sight in her left eye and nobody would hire her because she's a liability and lacks credentials for most jobs. I started getting into psychedelics which kind of disturbed my mood's continuity. And then at work one day this guy gave me oxy that had fent in it and pressured me to do it in the bathroom even though i said i just wanted to see about it later (note: this was legit the dumbest shit i ever did.) I started having a really bad overdose. I kept vomitting and vomitting and felt like my whole body was shutting down. I dont know how i made it through that. I never touched that crap again after. The high was amazing and felt so euphoric but it felt like it was killing me at the same time. So at this point I started taking on the bills and providing for her. She got odd jobs here and there and helped however she could and honestly I believe she did more than I did, but my aunt is also living with us and literally lives here rent free doing NOTHING except taking care of her parents while simultaneously living off their social security and pensions.Pays no bills. Fast foward to now and my grandfather has stage IV prostate, bone, and lung cancers. He's been in so much excruciating pain and I don't know what to do. I'm currently getting my GED, working, and trying to pursue my dreams in the arts and honestly, the whole situation I'm in feels like my fault. I don't know how I'm going to do anything with my music/art or take care of my family. Every day I feel so scared and trapped and anxious. I genuinely feel like everyone around me just hates me, I know they don't, it's just this anxious paranoia I have. I feel like I have actually had a really good quality of life but I just didn't maximize on my opportunities out of selfishness. I try to get put there and do things and somedays I feel really great but something will just send me spiraling for no reason. I legit feel like I'm losing my mind every day and I don't want to talk to anyone about it. I do, but nobody can say anything to fix this. Plus everyone around me is going through shit. I don't want to feel like this.
TLDR: Daddy issues money issues drug issues life issues. Pervasive fear dominating my social life and I think I'm losing my mind. Thanks for hearing me out.

Hello,
My friend (M,27) is eligible for a post graduate loan as he is doing a PhD. Following this his salary will start from about £38-£40k if he gets the job he wants.
He is able to get upto £28,000 over 3 years, but says he realistically would only need about £10k tops.
I’m thinking he should just take the whole lot as he will be repaying back anyway, and save the rest for a house or future expenditures.
He thinks he only wants to take upto £10k.
What would be the best thing to do if he took the additional money? Current saving rates are 3.2%? The loan starts being repaid after he graduates at 6% of his income above a yearly income threshold of like £21k. I think he should just bang it an index fund, pay of car finance. He lives with parents so doesn’t pay rent, doesn’t have a partner too.

Last week I escaped a toxic situation with emotionally and morally abusive roommates who tried to gaslight me.
Now ever since, I’ve been in contact with them to get my deposit back and they are trying to find every excuses in the book not to pay it.
I feel like I’m still in that toxic loop, and they will drag this situation forever so I would like to proceed more formally, to prevent any more damage to my mental health.
The landlord is renting from a housing association called Peabody. This HA may allow subtenancies, but only prior to the subtenant moving and they have a tenancy fraud department.

- Can I report them to the police?
- Will the police help me get my deposit back if I call?
- What consequences could they get?
- How do I provoke these consequences?
Edit: Apologies if I wasn’t clear - they are renting the house from a landlord who’s not in the country and who hasn’t given a written permission for this sublet. The landlord bought the house within the housing association scheme, and that housing association does not allow subtenancies unless they have given their prior authorisation.
